How much does it cost to build a new home?

You are ready to build a new home but don’t know how to estimate the cost to build.  How much does it cost to build a new home?  Do I sacrifice design for square footage?

The cost to build a new home on site can vary between $85 and $150 per SF. Why such a wide range?

The shape of the home greatly affects the cost of the structure.  The outside perimeter is an important consideration in estimating the total construction cost, generally the more complex the shape the more expensive the structure. The cheapest one-story design would be a box, where the cheapest two-story design would be a box on a box. Also to be considered along with the exterior shape is the roof line and roof pitch.  Steeper pitched roofs are going to be more expensive, especially in areas where there are wind zones that require heavier design and engineering.  The design of the roofline is also affected by the perimeter walls.  The more movement in the exterior walls (in and out) the more movement in the roofline increasing the cost.

Larger buildings cost more than smaller buildings, but larger buildings generally cost less per square foot than smaller buildings. This “price per SF” method is unfortunately the criteria most widely used to estimate pricing of a home but cannot be used accurately without taking into account all of the other elements we are discussing.  Homes of similar shape and size can be compared using this method when interior finishes are also similar, but should not be used as criteria for exact pricing.

Single-family homes vary widely in quality and quality of construction is a major cost variable.  Exterior finishes as well as interior finishes must be considered when pricing a home.  Custom home finishes vary widely compared to what a builder might include in a spec home.  For example a gourmet kitchen with custom-built cabinets will cost more than a base level kitchen with a free-standing range.  This will also be true of upgrades in your flooring, tile, countertops, trim, light fixtures, etc.

So how much will your new home cost?  If you’re looking at a custom design then make sure you are able to obtain bids from the final plans, with the finishes you desire.  If your builder has product he has built in the past and can modify/customize to fit your needs, it may be easier and quicker to get to your final price.  The bottom line is there is no easy formula to calculate the price to build your home.  It will take work on the part of you and your contractor to make sure your vision and expectations meet you budget.

Catered by Heirloom’s Culinary Café and Market the luncheon was filled with delectable foods, sought-after door prizes, and plenty of information about H J Homes Durbin Crossing model, the Dover. Every half hour there was a raffle drawing and a short presentation. The giveaways included gift baskets of sensual bath oils, lotions, robes, and slippers for the ultimate self-pampering. The final door prize was a sparkling diamond necklace that went to Amy Davanzo with Watson Realty South. Founder of H J Homes, Robert Johnson personally delivered the bracelet to Amy at her office the week following the luncheon.

The Dover is situated in the Saddlestone Park subdivision within Durbin Crossing.
